When a new roof is constructed, there are a variety of areas that are sealed with rubber, silicone, or caulk in order to guard against leakage. Basically, any area where the roof is penetrated by a pipe, chimney, HVAC unit – or where two planes of roof adjoin. Over time, these sealants can lose their elasticity and become brittle, allowing for moisture to seep in. ​

Vent Pipe Boots

Any type of ventilation or plumbing pipes that protrude from the top of the roof will be sealed with flashing or rubber gaskets at the base. UV damage and exposure to the elements can cause these seals to deteriorate in just a couple of years’ time. Repairing these boots in a timely manner is vital to preventing costly interior leaks. ​
